Building Information Modelling (BIM) is now being increasingly used as a technology tool to assist design professions in conceiving, designing, constructing, and operating the built environment in many countries. The BIM model provides design professions with the framework to perform exercises in design, programming, cost and value management, and concept energy analysis, in order to achieve the most economical and sustainable building solution. The BIM model though sophisticated is not extensively used to provide estimation software with the data requirements for Life Cycle Costing (LCC), such as, escalation of future expenditure and/or present value costs, discount rates, and study periods. Without incorporating LCC functionality within the BIM model or in an external application with a BIM interface a complete picture of the Whole Life Cycle Costs (WLCC) cannot be generated from the outputs of the model. The authors demonstrate the potential ability to customise traditional estimating packages with BIM take-off and database management interfaces, in order to find the best solution to provide complete Whole Life Cycle Costs Analysis (WLCCA). A template was produced in consultation with one of the internationally established methodologies in Life Cycle Costing (LCC) and provides the user with the financial tools to select the most economical advantageous solution, possibly without investing in new estimating software.

Building Information Modelling (BIM) is potentially a great technology for the expression of knowledge, supporting interoperability and communication throughout the life-cycle of a building. In fact, Building Information Modelling is not a simple technology. It requires a sound understanding of a number of abstract modelling concepts. Next to being a technology, BIM can also be regarded as a method for making a low or non-redundant (i.e. with every fact represented only once) model of an artefact that is sufficient to realize it as well as simulating it before it actually becomes physical reality. This chapter discusses the modelling concepts of BIM: what is Building Information Modelling, what is a Building Information Model and what are its rationale and objectives? A clear distinction will be made between (a) that what is being modelled, such as requirements, function, boundary conditions, building configuration, connectivity, shape, processes lifecycle aspects and discipline views, and (b) how it can be modelled, such as through parametric models, part libraries, nD models, various representations and presentations, including visualizations. Finally, there is a brief discussion of relevant methods and languages for information modelling, such as ISO 10303 (STEP, EXPRESS), BuildingSMART (IFC, IFD and IDM), process modelling and recent ontology-based approaches.

Purpose The purpose of this paper is to explore and rank the benefits and barriers (technological and non-technological) of using Building Information Modelling (BIM) in sustainable building design. It also employs the use of a design tool analysis of a case study using BIM compatible tools (Ecotect and Green Building Studio) to determine the environmental performance of a proposed multi-use building at Derby North. Design/methodology/approach The paper explores the benefits and barriers of using BIM through a literature review. Regression and factor analysis were used to rank these benefits and barriers. A questionnaire was distributed to a sample of 120 practitioners with 69 completing the survey. Finally, the paper employs the use of a design tool analysis of a case study using BIM-compatible tools (Ecotect and Green Building Studio) to determine the environmental performance of a proposed multi-use building at Derby North riverside. Findings The key findings of the statistical analysis indicated that professionals ranked the integrated project delivery as the most established benefit, while the lack of interoperability was ranked the greatest technological challenge. Only three of the attributes of non-technological challenges made statistically unique contributions, namely, training costs and software costs, client demand and potential legal issues. It was also discovered that BIM delivers information needed for environmental performance. In a forward-looking approach, the paper attempts to provide some recommendations that would encourage the continuous application of BIM in sustainable building design. Research limitations/implications This paper does not cover all features of BIM functionality, as the scope of BIM is very enormous and the resources of this research were limited. Practical implications The implication of the study is that it will assist in exploring and ranking the benefits and barriers (technological and non-technological) of using BIM while proffering recommendations for future use. This research will be of interest to industry practitioners and academic researchers with an interest in building information modelling. Originality/value This paper contributes with new outlooks aimed at syndicating sustainability with environmental performance and adds to the limited empirical studies on the benefits and barriers of the application of BIM.

Bridge engineering involves many discrete stages throughout the life cycle of a bridge, within both the delivery phase of the infrastructure project and the subsequent operation and maintenance of the asset. Each stage comprises multiple complex processes by large project teams and relies on the efficient exchange of information throughout. Bridge information modelling is a form of 3-dimensional product modelling and involves many of the same processes used in building information modelling. It presents the opportunity for improvements in information flow throughout a bridge life cycle. Significant developments have been seen in the area of bridge information modelling over the last decade. By identifying a number of case studies, this paper reviews how bridge information modelling is being used on current international bridge projects from conceptual design, through preliminary and detailed design, to construction, operation, assessment and maintenance. A literature review is performed on recent relevant academic studies in the areas of bridge engineering, site surveying, building information modelling, and information exchange.

Reducing waste from luminaire and light source products has become a core priority for practice and research. This has to do with luminaires frequently ending up in landfills and that scarce rare earth elements are seldomly recovered. This paper explores how the use of modern information systems, like Building Information Modelling (BIM), in conjunction with databases, can contribute to increasing the recycling rates of light sources and luminaires. Although there is a wealth of studies on BIM and life-cycle assessments (LCA), there is a scarcity of studies exploring the interface of BIM, LCA and lighting. Based on a review of the literature and interviews with subject matter experts, this paper contributes an early understanding how relevant environmental data about luminaires can be systematically stored and transmitted throughout the life cycle of a project. Findings indicate that the latest generation of BIM classification structures allows for manufacturers and material suppliers to make their product data readily available for construction design teams. Making this data available in a structured digital way, allows for informed environmental decision-making throughout the life cycle of a building project aiding recycling rates and material recovery.
