Review of methods for evaluating adaptability of buildings

Purpose The purpose of this paper is to present a review of existing models and tools for evaluating the adaptability of buildings. A baseline of the current state of the art in adaptability evaluation and adaptation decision support is established; from this baseline, gaps for future research are recommended. Design/methodology/approach A literature review was conducted to identify papers describing adaptability models and tools. The identified models were characterized based on their focus (new buildings, existing buildings, building life cycle), considered variables (physical and/or context features) and degree/type of validation. Findings Models can be grouped as those focusing on: evaluating adaptation decisions for existing buildings; the design of new buildings for future adaptation; and understanding adaptation throughout a building life cycle. Models focusing on existing building evaluation are further in development and validation than the other model types; as such, they are more suitable for use by practitioners. Another finding is that modeling of adaptability in buildings is still in its nascent stage and that data-driven quantitative modeling is a prime area for future research. Originality/value This paper is the first comprehensive review of models and tools for evaluating adaptability. Other works have evaluated the topic of adaptability more broadly, but this is the first paper to systematically characterize existing models and tools. Based on the review future, research topics are recommended.

Purpose Public involvement is essential in the creation of effective local strategies for the development of a sustainable built environment, yet there has been little research on stakeholder motivation and engagement in the creation of infrastructure-project value, in the entire life cycle of a given project, while different markets show that overlooking stakeholders can negatively affect the success of an infrastructure project. The purpose of this paper is to fill the theory-practice gap that has been discerned, and thus study how early public involvement determines the success of an infrastructure project, which is identified with its value creation (effectiveness, sustainability and utility). Design/methodology/approach This research entails a combination of methods. A case study analysis allowed observation of the role the stakeholders play and of how the relationships, perspectives, expectations and risks, along with other soft issues, continue to affect projects. The case study required comprehensive examination of project documentation and conduction of interviews. To collect data, focused group interviews and semi-structured interviews were used, supported with direct questionnaire surveys. Findings The study provides evidence that early public engagement can contribute to infrastructure-project value (effectiveness, sustainability and utility). Practically speaking, the stakeholder analysis performed allowed proposal of a general stakeholder analysis framework for infrastructure projects. It can be implemented at each investment phase of the project life cycle, since stakeholders and their motivation may develop and/or change over time, which necessitates development of proper managerial strategies. The findings highlight the opportunities and the challenges faced by stakeholder management. Research limitations/implications The limitation of this study derives from the fact that the sample size was small, which was necessary for an in-depth qualitative research and application of the case study method. The observations were made on a selected case study, within a limited period of time, thus the context of the analysis as well as the stakeholder perception was subject to possible change. The research limitations concern the provisional nature of the information obtained, the cross-sectional nature of the analysis itself, and, finally, the inability to predict all future events. Ultimately, stakeholder mapping was performed for the operational phase of the investment exclusively, while the analysis was limited to identification and classification of the stakeholders, including their relationship with the project. Practical implications The research conclusions provide useful input for future research on development of effective strategies for management of the shareholders that are related to a given infrastructure project, in order to achieve project success. Simultaneously, from a property perspective, the research has contributed to a better understanding of the importance of infrastructure, on the part of real estate stakeholders. Social implications Application of the approach proposed in the study may contribute to early development and implementation of appropriate trust-building processes. The building of relationships between stakeholders enables checks and balances, promotes short- and long-term project benefits, and increases the value of a project. Originality/value The novelty of the research consists in the connection, as part of infrastructure projects, of the theory of consumption values and the concept of an investment cycle with the framework of stakeholder analysis.

Purpose The purpose of this paper is to investigate a systematic methodology to manage asset data flow between building stakeholders throughout building life cycle using the Construction Operation Building Information Exchange (COBie) standard. Design/methodology/approach A literature review of the relevant building information modelling (BIM) for facilities management (FM) studies including the gaps and challenges of producing COBie data is analysed. Then a standard project management methodology by Project Management Institute (PMI) is introduced as a theoretical framework to map the different areas of managing COBie data as a project in coordination with Royal Institute of British Architects (RIBA) Plan of work. This theoretical background is coupled with an inductive approach through the placement within a construction company (Bouygues, UK) in the UCLH construction project to produce the conceptual framework that is aligned with industry needs. Findings The lack of well-structured approach to manage COBie data throughout building life cycle causes many problems and confusions about the roles and responsibilities of different stakeholders in creating and managing asset data. This confusion in turn results in incomplete and low-quality COBie data at the handover phase which hinders the ability of facility managers to use these data effectively in the operations phase. The proposed conceptual framework provides a standard project management process to systemise the data flow among all stakeholders. Practical implications The proposed framework is developed in liaison with a large construction company, so it is well aligned with an actual industry approach to managing COBie data. Furthermore, it provides a systematic step-by-step approach to managing COBie as a project that could be easily implemented in actual construction projects. Originality/value The paper introduced a novel approach to manage COBie data using a standard project management methodology based on an actual live construction project perspective coupled with project management theory.

Purpose Despite an increasing interest in online brand advocacy (OBA) and the importance of online brand conversations, OBA’s conceptualization, dimensionality and measurement are unclear, which has created confusion. This paper aims to answer calls from researchers and practitioners for a better understanding and measurement of OBA. The development and validation of a parsimonious and practical OBA scale is outlined in this paper. Design/methodology/approach A multi-methods, multi-stage approach was followed to develop a parsimonious OBA scale. From an initial pool of 96 items obtained from qualitative research and from items used in prior general brand advocacy scales, a test-retest reliability study is followed. Academic judges were consulted to verify dimensionality, followed by two separate online surveys to further purify the scale and assess criterion-related validity. Programs including SPSS, AMOS and WarpPLS were used. Findings This research extends the knowledge of OBA by developing and testing a parsimonious and practical 16-item, four-dimensional OBA scale. Unlike previous attempts to measure OBA, this study suggested OBA as a multidimensional construct with four dimensions (i.e. brand defense, brand information sharing, brand positivity and virtual positive expression). Further, this study showed that OBA is conceptually different from consumer–brand engagement and electronic word-of-mouth. Research limitations/implications Future research is encouraged to validate the OBA scale in various contexts and locations. Researchers can use the new OBA scale to examine potential brand-related antecedents and consequences of OBA. Practical implications This study provides brand and marketing practitioners with a better understanding of brand advocacy occurring online. The OBA scale offers clear markers or trademarks that will be useful in assessing any brand’s health online and to track and better manage online brand communications and performance. Originality/value This research provides the first empirical investigation of Wilk et al.’s (2018) exploratory insights into OBA. The resulting parsimonious scale has furthered OBA as a new area for academic enquiry and presented practitioners with a practical way of measuring OBA.

Buildings have significant impacts on the environment and economy as they were reported by the World Business Council for Sustainable Development in 2009 to account for 40% of the global energy consumption. Building owners are increasingly seeking to integrate sustainability and green measures in their buildings to minimize energy and water consumption as well as life-cycle cost. Due to the large number of feasiblecombinations of sustainability measures, decision makers are often faced with a challenging task that requires them to identify an optimal set of upgrade measures to minimize the building life-cycle cost. This paper presents a model for optimizing the selection of building upgrade measures to minimize the life-cycle cost of existing buildings while complying with owner-specified requirements for building operational performance and budget constraints. The optimization model accounts for initial upgrade cost, operational cost and saving, escalation in utility costs, maintenance cost, replacement cost, and salvage value of building fixtures and equipment, and renewable energy systems. A case study of a rest area building in the state of Illinois in the United States was analyzed to illustrate the unique capabilities of the developed optimization model. The main findings of this analysis illustrate the capabilities of the model in identifying optimal building upgrade measures to achieve the highest savings of building life-cycle cost within a user-specified upgrade budget; and generating practical and detailed recommendations on replacing building fixtures and equipment and installing renewable energy systems.

Purpose – The recurrent embodied energy (REE) is the energy consumed in the maintenance, replacement and retrofit processes of a facility. The purpose of this paper was to analyze the relationship of REE with the service life and life cycle embodied energy. The amount of variation in the reported REE values is also determined and discussed. Design/methodology/approach – A qualitative approach that is known as the literature based discovery (LBD) was adopted. Existing literature was surveyed to gather case studies and to analyze the reported values of REE. Findings – The reported values of REE showed considerable variation across referred studies. It was also found that the reported REE values demonstrated a moderate positive correlation with the service life but a very strong positive correlation with the life cycle embodied energy of both the residential and commercial facilities. Research limitations/implications – This review paper pointed out the importance of the maintenance and replacement processes in reducing the life cycle energy use in a facility. Future research could focus on performing case studies to evaluate this relationship. Practical implications – The findings highlight the significance of REE in reducing the life cycle energy impacts of a facility. As facility managers routinely deal with maintenance and replacement processes, they hold an important responsibility of reducing the life cycle energy. Originality/value – The findings of the paper would motivate the facilities management professionals to prefer long service life materials and components during the postconstruction phases of a built facility.

Purpose – The purpose of this paper is to present a new instrument for measuring cultural intelligence in the business context (BCIQ). Design/methodology/approach – The paper describes the process of the conceptualization of the model and the development of the instrument, the sample, as well as the validation of the instrument. Directions on the use of the instrument and future research are discussed. Findings – The instrument shows good psychometric properties and good predictive power and outperforms other publicly available CQ measures on a number of dimensions. Originality/value – The unique features and advantages of the present instrument are as follows: first, a refined factor structure compared to existing CQ instruments; second, use of objective cultural knowledge measures; third, applicability in the business and workplace contexts, thus rendering the instrument suitable for assessing cultural intelligence among expatriates, employees, and global virtual team members; and fourth, improved reliability and validity as compared to other Cultural Intelligence Quotient measures.

PurposeThe purpose of this paper is to summarize the current applications of BIM, the integration of related technologies and the tendencies and challenges systematically.Design/methodology/approachUsing quantitative and qualitative bibliometric statistical methods, the current mode of interaction between BIM and other related technologies is summarized.FindingsThis paper identified 24 different BIM applications in the life cycle. From two perspectives, the implementation status of BIM applications and integrated technologies are respectively studied. The future industry development framework is drawn comprehensively. We summarized the challenges of BIM applications from the perspectives of management, technology and promotion, and confirmed that most of the challenges come from the two driving factors of promotion and management.Research limitations/implicationsThe technical challenges reviewed in this paper are from the collected literature we have extracted, which is only a part of the practical challenges and not comprehensive enough.Practical implicationsWe summarized the current mode of interactive use of BIM and sorted out the challenges faced by BIM applications to provide reference for the risks and challenges faced by the future industry.Originality/valueThere is little literature to integrate BIM applications and to establish BIM related challenges and risk frameworks. In this paper, we provide a review of the current implementation level of BIM and the risks and challenges of stakeholders through three aspects of management, technology and promotion.

Purpose Counterproductive work behaviour (CWB) is a type of behaviour of an individual that works against an organisation or employer, and he/she is usually discretionary (i.e. individuals make conscious choices as to whether they want to commit aberrant work behaviour). To deal with CWB in different contexts, organisations need to both understand and continually measure their employees in terms of behaviour and work. This study aims to develop an instrument to measure CWB for small and medium-sized enterprises in Thailand. Design/methodology/approach The study was conducted in three stages to develop a measurement scale for CWB. First, 27 questions were developed as a questionnaire based on concepts and theories of CWB and then verified using exploratory factor analysis with three CWB dimensions, namely “poor behaviour”, “misuse of organisational resources” and “inappropriate communication”. The questionnaire surveyed a total of 386 individuals working in SMEs. Finally, confirmatory factor analysis (CFA) and convergent validity were examined following the three CWB dimensions. Findings Three dimensions were developed to measure CWB, including aspects of poor behaviour, misuse of organisational resources and inappropriate communication. Practical implications The CWB questionnaire has practical use for assessing employee behaviour and can assist organisations and practitioners to better understand the CWB of employees. This know-how will help practitioners to assess employee behaviour and can be used to manage or develop this into good behaviour as valued members of the organisation. Originality/value The validity of the CWB questionnaire questions will facilitate the future research on the boundaries with CWB assessments spanning different SMEs contexts. Empirical study results validated that CWB measurement offered new perspectives to explore vital employee behavioural deviation that are necessary for the inspection employee behavioural deviation. This instrumental support will also help researchers to effectively understand CWB and explore its potential in future studies.

Purpose Within the next 20–30 years, adaptive reuse will have the greatest potential to reduce the built environment's environmental impact. Despite this, stakeholders still do not have sufficient points of reference in justifying and evaluating their adaptation practice decisions. The decision to reuse a building involves a complex set of considerations, including economic, social, environmental, legislative and architectural issues. The purpose of this paper is to investigate the unique decision-making criteria among stakeholders when considering adaptive reuse of an existing building asset in Malaysian heritage cities. Design/Methodology/Approach Thirty (30) unique criteria of decision-making were identified through a detailed literature review. The quantitative method of a self-completion questionnaire survey was conducted among stakeholders, including architects, valuers, planners, government department, developers and building owners. There were asked about their opinion and view on the criteria that could have influenced the decision-making in considering the adaptive reuse of the existing buildings in two heritage cities in the states of Penang and Malacca, Malaysia. Thus, it is the aim of this paper to evaluate and reveal the key criteria pertaining to this. Findings The analysis shows that there are seven key criteria that influence the decision-making of adaptive reuse of existing building: building value; building suitability; structural condition; official plan and zoning; building code; client requirement and heritage designated. In this regard, while “building value” factors were the key determinants in deciding whether to reuse or demolish, the asset’s suitability and structural condition, as well as rules, were also taken into account. Additionally, the environmental, economic and social tenets of sustainability were also identified as important, but were given less weight in matters concerning reuse. And due to the fact that many of the existing buildings are rapidly becoming obsolete, they are now increasingly being prioritized during the adaptive reuse decision-making process to ensure long-term outcomes. Research Limitations/Implications The research is limited owing to the difficulty in obtaining accurate information concerning the number of decision agents who have been involved in the adaptive reuse of existing buildings. Thus, the respondents in this research were randomly selected. Due to this limitation, the result does not encompass the whole Malaysia, only the stakeholders in Penang and Malacca have been selected the respondents in this study as these states are listed in the UNESCO World Heritage. Social Implications When deciding whether to reuse or demolish an existing building, the proposed criteria will outline the crucial areas that must be examined by owners, developers and key project stakeholders. It can also be used to assess the financial, physical and social aspects of a cultural project. Originality/Value This paper adds to the body of knowledge concerning decision-making criteria for adaptive reuse strategies in achieving heritage city sustainability.

Purpose At the 21st Conference of the Parties to the United Nations Convention on Climate Change (COP 21) in Paris, 195 governments reached an agreement pivotal not only for countries but also for companies. The Paris Agreement makes it impossible to practice business as usual. The transition to a low-carbon coffee industry could be achieved by fostering corporate sustainability. Accordingly, the purpose of this paper is to provide empirical evidence of how to adopt the principles of Paris Agreement by enhancing the corporate sustainability of a Mexican coffee-roaster company using the inventory phase of the life cycle assessment tool. Design/methodology/approach The data collection process followed the requirements of the International Reference Life Cycle Data System Handbook, developed by the Institute for Environment and Sustainability in the European Commission Joint Research Centre, and data on packaging materials and energy production were drawn from a commercially available database in the LCA software SimaPro. Findings Compiling data on the energy of the firm’s material flows in a firm revealed opportunities to improve energy efficiency and to reduce greenhouse gas emissions. The results of the inventory analysis can be used to evaluate the specific environmental impacts of the coffee-roasting process at this Mexican coffee company. Data compilation activities for energy flows identified the need to install liquefied petroleum gas measuring devices and individual measuring devices for electricity consumption in different areas of the coffee plant. It is recommended that, while implementing this option, the company also develop an energy management program to achieve energy efficiency. Practical implications The inventory data in this case study permit comparisons of the current state of the system studied and its possible future states and offer stakeholders relevant information on resource use. Similarly, the project results provide the basis for future research on environmental performance in the coffee industry in Mexico and for the development of policies regarding the production process in the coffee supply chain. Consequently, this research can help fulfil Mexico’s commitment to the Paris Agreement. Social implications Reaching the goal of the Paris Agreement will require gathering key information for each single company. The current case study has provided key data to foster the principles of sustainability in the Mexican coffee industry to help this sector to transit toward sustainable development, which is a new demand of the Mexican society. Even though it may seem simple, this is the hardest step for enhancing stakeholder involvement in corporate sustainability. Originality/value The main contribution of this research to science and practice is to confirm that fostering corporate sustainability is easier and more feasible when energy flow information is available.
